Asphalt on new carpet.

I hope this is the right section of the forum.

I sold some Masland Stainmaster high and low loop solid color glue down commercial carpet to a new Realtor office building. Builders own installer butchered it but that is bedside the point. Day after they "installed it" they poured the tar on the new parking lot. Well no one told people not to walk through the parking lot and then on the new carpet. Well about $9000 bucks worth of materials is ruined. They had it cleaned by professionals. But a lot of it is still there. Any suggestions?

I suggest selling them new carpet , for the corrections, or total replacement. Then let them know after you fix it, that it will always be stained somewhat from the black top. Goes with the territory. Very common inspection claim.

I would suggest that all the people that shouldn't of had to be told NOT to do what they did, have to kick up the $ to have it fixed, but, that wouldn't go very far would it? Good luck.

Is it asphalt tracking. Yellowing a walk pattern with a yellow haze or it the black tar.

I haven't seen it since they cleaned it, the job is about an hour away. But it was that black hot oil that they poured on the parking lot that was tracked in. The carpet is a golden color to begin with, and I guess there are just black spots through out now.

And from what I understand there is glue on the carpet as well that they can't get out. It's the glue that they use to hang mirrors on the wall. Some how they got that on the floor and tracked it through.

I would love to re-carpet it, but there is already about 60 cubicles installed on it and tons of furniture. And the builder nor the realtor want to go through with moving all of that again.

They used a local company that uses hot water extraction. Van mounted equipment. Like a Stanley Steamer type company but with better service.

Sounds like they need to set aside a weekend to get this out. There are asphalt removers but dwell time will be critical. Seems like they will have to do multiple applications with the asphalt spotter- frequent applications with a small amount is the only way to do this and not destroy the carpet. A good example of more being less, i.e. more spotter, less good for the carpet. Very slow drudge work but should be doable. They will need a lot of towels for blotting up the glue and oil!!! White towels should be used so they can see on the towel when it stops transferring. Also will need a final multi-pass extraction to remove all the excess spotters.

I would bonnet clean as my last step with an encapuguard. After extraction and spotting.

I have no intent to discuss merits of cleaning procedures, but Masland takes a written position on bonnet cleaning:

"DO NOT USE BONNET/ROTARY SYSTEMS ON MASLAND CARPET. USE OF THIS TYPE SYSTEM WILL VOID ALL MASLAND WARRANTIES."

Is this not a loop pile commercial good product . Point is it is for there protection only. Also Hwe delaminates only when some cleaner delaminates it . See what I am getting at. The bonnet would only make it dry faster 175 ,cimex or any machine that uses pads. Most of your commercial work is pad capped anyway . I find it unbelievable.

I read the article Peter. What I was refering to is correct. This is what they said. Interim Cleaning using an encapselant cleaning method what type. I would have to say any roary type,bonnet,cimex,rx20 or gls and other cylindrycal type method. What I think they are refering to and is not clear is the rotary shampoo brush. It is not written well . I am glad to see ther best method is HWE. Still interesting .Thanks for the link.
