re: glue-down commercial carpet
I would sure want to look at the job before quoting! Some glue downs come up like loose laid, others come up in six inch strips.
I never had a set price for take up- each one was figured in hours to do and then converted to a unit cost if needed. Then again, I would never give anyone unit prices unless it was required on a bid form.
I cannot remember a single time I ever sent a proposal with unit pricing, all contained a lump sum price with a very detailed explanation of the work being performed and materials includes as well as stating any exclusions.

re: glue-down commercial carpet
We generally pay our crews $2 a yd tear up and supply a place to dump along with a carpet puller if necessary. Certain jobs are bid but they're usually a lot bigger then 1800 ft.

re: glue-down commercial carpet
Well, I pay $4 if they provide the glue, $3.50 if I do, and $1.50 for take-up.
Which is why a lot of commercial jobs bidded don't land in my lap. However, a lot of them do, and the reason is quality and reputation. Once again, there has started to be a realization that cheaper isn't better, and having a project coordinator who is on top of things and a good liason is kinda priceless ...
What really makes me mad are these people who bid jobs only for installation profit, don't care if they make nothing on the materials.

Yikes. 5.00 a yard is low (large jobs) here, and that's with glue provided. 2.00 is normal for tear up. I wouldn't do this work if I was getting 80's wages.

So you have employees for installers if you dictate pay.

With these low wages and lack of training, we can all sit back in our rocking chairs and shake our heads someday. I'm kinda looking forward to the rocking chair, actually. And since I said that, please don't ask if that's a picture of me on my profile from 20 years ago, because it is from 2009, last year.

What do you consider a large job? I know Montana has a small population so I'm wondering what kind of project would be considered large commercial work in that region.

Haha, that's a great question and the answer may be laughable to you. 300+ yards is considered a big job and worthy to knock your price down a little to get. Most of the installers in the area know each other and nobody's undercutting each other. In my little town of 8,000 people we just finished a 700 yard vinyl job and we thought that was pretty big.

That's pretty much what I figured for Montana. When I worked out of a small town outside New Haven, Connecticut and we traveled into Boston and NYC they laughed at us and called us "farmers."
Floor layers in Connecticut were divided amongst half a dozen Carpenters Local Unions. By the time I left I knew probably half of the (commercial union) installers in the state. In NYC there was one Local Union for floor layers. If I recall correctly they had 3000 members in the middle of the 1980s. I probably worked with couple hundred different guys over the years out of that local, mostly up in Westchester County. Some of those guys were so good we'd pull them up into Fairfield County to help us on big cove lino/vinyl work and pay their scale + travel. They were DAMN good installers.
Here's something getting back ON TOPIC that blew my mind back then. The "going rate" for carpet tile demo was $5 a square yard. Can you even imagine? OH, that's just the NYC rate, I'm sure it just applied to the high rise work. We didn't get any small jobs when we went there. It was always a couple entire floors of a tower.

Absolutely, I agree with you 100%. However, I don't dictate pay, the man above me dictates. The installers have a choice to accept or refuse. It then becomes some sort of contract called offer and acceptance.

Re: glue-down commercial carpet
I charge $5 yd for stick down
$2.50 for rip up
I give the installer $4-4.50 depending on the size and job,
and $2 for the rip up
