Guys I actually all along suspected moisture and the OSB cupping because of it. I have been laying out all the facts and was trying to see if anyone else would come up with the same conclusion just to gve myself alittle more confidence that I was drawing the right conclusions

Does that mean I am not going to get my check?

Now what is your thinking about the source of the moisture? No point in trying to fix the floor if the source of the problem isn't addressed...

Let's hear about the exterior of the house. and more about the interior of the crawl.

You have the luxury of knowing the whole history here and being able to see above and below with your own eyes. I'm not at all disagreeing with your assumption but there still remain a few questions in my mind.

I know these are engineered joist 9 1/2", 16 OC, support beams 12' apart.

How are these support beams (girders) constructed... ie, dimensional lumber with steel or plywood flitch plates?.... paralams... ect. ?

Are they drop girders with the joist resting on top, or are they toe nailed with maybe a 2x2 ledger holding the joist up?

What is the spacing for whatever is supporting the girders..... ie: every 5', 6', 7', 8'?

The moisture content seems extremely high too which makes me suspect that if that were the main reason on would assume a problem would be showing up in the wood floor by now. I thought I saw some slight cupping going on but you are the one looking at it.

These engineered joist systems also have a characteristic we haven't discussed very much here. Although they have exceptional live and static load rating, significantly higher that timber joists, they are designed to stiffen under load. A certain amount of deflection is necessary for them to perform as designed.

A shame Craiag Dewitt doesn't frequent here. His PhD is on this type of engineering and he is a true expert on subfloors. Met him at NOFMA last year and learned quite a bit.

Was this house built over an old Indian burial ground that is slowly opening up now and pulling the house in?

We've suggested everything else, so that has to be it.

You may have already answered this question, if so I am sorry, but have you measured the deflection? If so what are the measurements for the L/360? I am not ready to give up on that yet.
