the only problem is this is the area where my oil furnace and my washer and dryer also are and i would be wooried about a leak how hard would it be to paint the floor my better half is driving me crazy!

cover the floor with a 8 to 12 mil plastic and drop a free floatin 12' vinyl on her and if the thing floods, roll it up dry it out and repeat steps 1 and 2......
