Re: Dogs and flooring
Somehow you are going to have to get into the crawlspace. Not vented it will rot from the inside out. You may need to cut a hole into your floor to access it to see whats going on.

Re: Dogs and flooring
I just got the estimate for the laying of the bamboo and he wants over $5,000 for it. That's definitely not happening. So sheet vinyl is sounding better and better all the time. As for the floor joists, etx rotting, the house has been there since 1946. It the floor hasn't rotted yet, it's probably not going to. It is a ventilated crawl space and per the inspection report when I bought the house 3 years ago, there wasn't any significant damage.

Re: Dogs and flooring
I have a house similar to KelleGA but in Tenn. BTW used J&J one step to improve the finish on the original hardwood and decided not to go through the hassle of refinishing it. And plastic sheeting and ventilation in the crawl space really cuts the moisture.
BUT I also have kitchen vinyl that needs replacing and 30 lb dogs. I'm OK with overlaying new vinyl, but what do you think about linoleum or cork?

It has been said cheap, beautiful, and durable!!.........pick two, any two .....cause ya can't have all three at the same time.
I think it kinda applies here, think about it!!

It does sound like sheet vinyl is your best option! I'm seeing more and more people using it these days ...

Re: Dogs and flooring
KelleGA, don't be daunted by the term vinyl sheetgoods ~ there are some really beautiful patterns out there in resilients, you can get the rich look you want and have a fully-serviceable floor. We have done several main floor installations of homes in resilient woodgrains, for the same reasons that you have expressed concern about.
We wish more pet owners would go that route, it's pretty disgusting ripping out carpet (or laminate) that has been used as a litter box. We did a vinyl job last summer for a mother & daughter, daughter pregnant, they had 4 cats. There wasn't a linear foot of 1/4 round that hadn't been peed on. I can't imagine sitting in my kitchen, eating a meal, and having to smell that.

Deb,
You are so right! I once sent my hubby to rip out some carpet that I knew contained a lot of cat pee. He called me and asked for another bucket of KILZ (sealer). When I pulled up at the house, I could smell the stench from the flooring pull-up 50 feet away! Still cannot believe the guys didn't walk off!
