Roller chairs on vinyl floor


As a retired home builder I sometimes help my son in his business. He has a customer with a kitchen floor where the stretching style of install was used. Now the owner's roller chairs have caused the vinyl to ripple.
  • What is industry standard of quality for situations like this?
  • What fix might be satisfactory?

I believe roller chairs void the warranty on most vinyls.

I just had two replacements because of this reason. One Mannington and one Congoleum. Both delaminated and both had the correct rollers. Both were covered by mgf's ,labor, rip and materials. Rollers are allowed as long as they are the correct rollers. I don't necessarily agree with that. I think all rollers should be banned on vinyl floors. Now for obvious reasons I could not do the inspection on either of these because I installed both. Niether inspector mentioned the fact that both consumers were shall we say more than "hefty" and in both cases this was their favorite chair in front of the television in their kitchen.

From Congo's site: Mobile appliances and furniture should be equipped with easily swiveling casters. They should be at least 2” in diameter with nonstaining hard rubber treads at least 3/4” wide. Do not use ball-shaped casters.

From Mannington: Support furniture with wide-bearing, non-staining floor protectors. Ideally, the protectors should be at least one inch in diameter, made of non-pigmented, hard plastic, and rest flat on the floor. Non-staining felt protectors are also acceptable. Casters with a minimum 3/4" flat surface width or floor protectors are recommended for all moveable furniture.

Thanks guys. In this case the owners had roller chairs in their previous house so they feel they should be able to in the new house. The problem here is rippling at this point. Pretty serious, too. Their rollers ar about 1 inch wide.

They probably had full spread installed vinyl in the other house. Rollers are more likely to damage perimeter glue.

On a loose laid or perimeter vinyl glued vinyl, NO rollers are allowed. There is probably no repair as the rollers will have stretched the vinyl out, that is why you have ripples. An attempt could be made to fully adhere the vinyl now but there would be no guarantee that it would stay flat. Of course no rollers could be used.

I have seen Desinger Solarian seperate the top from the backing from roller chairs. Those chairs are rough for vinyl.

I have never seen a single problem with roller chairs as long as they are soft wheels. If you have hard wheels and a heavy person in one concentrated area, you can damage the flooring. Most residential flooring is poorly manufactured and poorly installed. If the floor was Solarian and installed full spead, rolled properly, it should not de-laminate from just a rolling chair.
I've seen most failures with this when installed over cheap Home Depot Luan by a sub par installer.

I can understand what you said about the Luan, but what part did the sub par installer have in it?

I have seen too many installers with the wrong notched trowel for the adhesive, too light of a roller, wrong adhesive, etc...
For example, in NY, the labor shop that does the home depot installs...The lead mechanic rubs down the material with a damp rag instead of rolling...LOL
I also think that Luan should be banned as an underlayment just like masonite was. It's useless... "A" grade plywood or Multi-Ply for me...with Ardex of course.

I agree with you, I think the manufactures should just stop the whole thing by voiding their warranty if it is installed over luan.

I seriously doubt if Masonite was 'banned'. Taken off the list of approved underlayments, YES, but not banned. Luan is also NOT approved by any major manufacturers.

But that does not stop HD and Lowes and a million other shops from using it, remember for most retailers it is a price driven mentality.

I worked in the NYC area back in the late 60's and I remember that the first circle A inlaids that were put in, it was common to get $8-$10 a yd for coving and installation. Probably $25 a yd with the cost of materials. So 40-50 today is very realistic.

The biggest problem with masonite was that most installers didn't know how to install it. Luan is not the quality it was 20 years ago.
